    Indore to Host Second Indore International Grand master Chess Tournament

    Indore (Madhya Pradesh) [India], January 3: The second edition of the Indore International Grandmaster Chess Tournament, the largest chess tournament in Central India, is set to take place in Indore. Over 800 players from 20 countries will participate in this tournament, which will run for 8 days. The competition boasts prizes worth 3.5 million rupees.

    The chess event is organized by the IPS Academy, Malwa Chess Association, and All Indore Chess Association. The organizing committee, headed by Shri Achal Chaudhary, Shri Akshat Khamparia ,Secretary and International Master), Shri Sunil Somani  and Anil Fatehchandani ,Director of the Competition , announced that the mega chess event will be held from January 9th to January 16th under the supervision of the Madhya Pradesh Chess ad Hock Committee. The tournament will take place at the IPS Academy premises in Rajendra Nagar.

    A total prize of 2.1 million rupees is allocated for the Masters category, while 1.4 million rupees will be distributed in the Challengers category. Players from 20 countries, including India, the United States, Canada, Italy, Germany, South Korea, France, Bangladesh, Nepal, and Sri Lanka, are participating in the tournament. Grandmaster Praveen Thipsay will be present in Indore for commentary during the event.

    Shri Akshat Khamparia highlighted that the competition will utilize digital boards, allowing chess enthusiasts worldwide to witness live moves during the tournament. The live broadcast of the competition will be available on various online platforms, enabling global viewers to follow the games. The event is supported by Indore Collector Shri Ilaiyaraaja T, Police Commissioner Shri Makarand Deuskar, Shri Muktesh Singh, IPS Rishabh Gupta, and Siddharth Jain.

    New Delhi (India), January 2: Gold’s appeal as a safe haven investment and a perfect hedge against inflation is likely to continue in 2024 as consumers face high commodity prices and elevated interest rates worldwide, thus overheating financial markets. Therefore, investment in gold against alternate asset classes, including crude oil, real estate, bonds, and bank deposits, may yield better returns in 2024.

    In 2023, gold outperformed other investment products as safe-haven buying triggered by the United States interest rate pause, geopolitical uncertainties, and high inflation amid a global economic slowdown. With 13% returns, gold continued to be the most attractive investment option in 2023.

    The precious metals saw uninterrupted buying interest from investors, supported by a recent Santa rally in the equity markets during the Christmas season. Glittering is better than risk-free investment avenues such as bank fixed deposits (FDs), public provident funds (PPF), and other government-supported small saving schemes. Consumers’ appetite was seen throughout the year across all forms of gold products, such as physical, bonds, and paper gold.

    Gold has proved as the biggest financial security during global economic slowdowns. Major economies, such as the United States and China, continue to face challenges in picking up the growth rate of the pre-pandemic level. Gold has proven to be the biggest assurance for future growth. Investors have been buying bullion this year due to fears of an imminent economic slowdown. They are taking a long-term perspective on gold, as the lustrous metal has yielded over 11% returns in the last 20 years.

    Rajesh Rokde, Vice Chairman of All India Gems & Jewellery Domestic Council lauded gold’s returns in 2023 and hoped that this trend will continue in 2024 as well. “The US banking crisis, the real estate menace in China, the prolonged Ukraine war, and the Middle East instability increased investors’ confidence towards gold. High global inflation and continuous interest rate hikes also raised concerns about the global economy and increased gold’s appeal as the best option for assured future returns, at least during times of crisis. Looking at the bright prospects, global central banks purchased 800 tonnes of gold in 2023. Therefore, the year 2024 offers immense potential and perhaps the only investment option for assured returns.”

    Economic uncertainties and geopolitical tensions suggest a 2024 rise in gold prices which emphasizes the yellow metal as a vital portfolio hedge during downturns. Gold prices may see an upsurge of $2,300 an oz, translating thereby to Rs 70,000 per 10 grams in 2024. Despite forecasts for projecting gold to reach new highs next year, uncertainties persist. If economic conditions worsen, driving increased demand for defensive assets, gold prices could rise, offering a potential upside beyond all past predictions.

    Increase in Demand for Extra 0.5 BHK in Under-Construction Residential Projects

    New Gurugram in demand – M3M, DLF, Godrej projects in-line with Gen-Z and millennials generation.

    Gurugram (India), January 1: The stupendous increase in demand in realty-sector can be confidently attributed to the Indian middle class, Gen-Z, and the millennials.  The home-buyers are no more looking to buy traditional accommodation, they want an additional space of 0.5 BHK to use as office-space, study room or children’s room. As much as 70-80% of customers looking for that extra space in flats, particularly after post-Covid era. Reports also suggest that the concentration of jobs in A-class metros has raised demand for lofts also.

    The developers like M3M, DLF, Godrej etc are aggressively meeting such demands by adding additional 0.5 BHK accommodation in their units. Most of the residential projects by M3M already have extra 0.5 BHK. Other developers like Omaxe, Vatika, Adani, Bharti real-estate and Tata Housing have also lined-up multiple projects in Gurugram.

    When compared with other prominent A-class cities, Gurugram still seems to be a better choice for home-buyers. With the emergence of New Gurugram, where most of the projects are under construction and would offer possession in next 36-48 months, the affordability seems to be even better for investors. Many of the developers have offered flexible payment-plans suitable to most of the buyers.

    The year 2023 has been very encouraging for realty-sector. The residential market has seen unprecedented growth with sales volume recording sale of more than 62,000 units in each of the two quarters in the first-half of 2023. Looking at the H1 of 2023, the residential sales reached a 15-year high at 126,587 units marking an increase of 21%, when compared to the same period last year. According to the Knight Frank India Real Estate Report 2023, residential sales are projected to grow to approximately 3.5 lakh units.

    The realty-sector is also looking forward to reduction in the stamp duty and registration charges to boost investment in home-buyers segment. This is also necessary since the land-cost and construction material-cost has been consistently increasing exorbitantly. The developers are also asking for a streamlined and transparent online property registration system for the benefit of both developers and buyers.

    M3M, the largest real-estate developer in Gurugram and amongst the top-3 realty developers in Northern India, has tremendous advantage of land-bank of about 3000 acres and legacy of over 50 projects in Gurugram itself. With in-house integrated business model, M3M projects gives buyers confidence of timely completion of residential projects. The company has already delivered three projects this year and is all geared-up to deliver another three projects by year-end. Incidentally, launched prior 2019, have already been delivered by M3M.     DLF has lined-up projects on Southern Peripheral Road (SPR) and Golf Course Road. Godrej Properties will soon launch a luxury housing project in Gurugram with an estimated revenue potential of around Rs 3,000 crore. The company will develop nearly 750 apartments in a 9.5-acre housing project.
